Exterior-Cleaning Scope for Property Managers

Commercial and residential property managers can use a property-specific written scope to compare exterior-cleaning proposals across buildings, roofs, walls, sidewalks, driveways, parking areas, patios, and pool decks. Cleaning may change visible appearance; it does not promise tenant retention, occupancy, revenue, property value, safety, liability reduction, or avoided repair costs.

Document each roof separately

For a roof request, record material, manufacturer guidance, age, repairs, visible condition, access, pressure, products, dwell time, runoff controls, landscape precautions, test areas, exclusions, and the observable result. Cleaning is not a roof inspection or repair, and fragile or damaged areas may require a roofing evaluation.

Document products and site controls

The accepted method should identify product-label directions, dilution, containment and runoff controls, nearby water or pool considerations, landscape rinsing, people and pet restrictions, customer preparation, and re-entry guidance. Site conditions vary; no process is represented as preventing every instance of overspray, runoff, exposure, or damage.

List every included surface

A proposal can cover building walls and siding, sidewalks, parking areas, driveways, pool decks, patios, or outdoor common areas. For each surface, identify material, coating, joints, drainage, visible condition, proposed method, test areas, precautions, exclusions, and observable result.

Confirm price and schedule in writing

Dimensions, material, condition, height, access, treatment, safety requirements, water availability, operating restrictions, and included surfaces affect price and duration. The accepted quote should control the total, service window, weather limits, customer preparation, and any separately priced work; this page does not promise savings or a fixed maintenance interval.

Verify the service contact and documentation

Ask for current insurance documentation, an explanation of credentials applicable to the scope, the responsible service contact, and any subcontracting terms. Confirm names, dates, and coverage before authorizing access to managed property.

Define inspection and remedy terms

Agree on the observable result and excluded conditions before work begins. Cleaning is not a slip-resistance test, environmental certification, mold remediation, or building inspection. After service, compare the included surfaces with the accepted scope and promptly document any concern under the agreement’s stated remedy terms.

Coordinate occupied properties

The work plan should identify notice responsibilities, access, traffic control, nearby vehicles and furnishings, water and power availability, people and pet restrictions, runoff controls, drying or re-entry guidance, and the manager’s on-site contact. Follow applicable property rules and product labels.
