How to Compare Roof and Pressure-Washing Providers

Start with access and fall risk

Roof and ladder work creates fall risk for property owners and contractors. Review OSHA ladder-safety guidance and ask how the provider will access the requested areas, control the work zone, account for weather, and handle surfaces that are too fragile or damaged to clean.

Require a material-specific method

The proposal should identify roofing or surface material, coating, age, repairs, visible condition, manufacturer guidance, pressure, products, dwell time, rinsing, landscape and runoff precautions, test areas, and exclusions. Lower pressure can reduce one risk factor but does not make a method risk-free.

Compare written scopes, not superlatives

Ask each provider to document dimensions, access, included surfaces, observable result, customer preparation, service contact, planned window, price, payment terms, cleanup, and exclusions. A low or high quote does not by itself establish quality, savings, or risk.

Verify documentation

Request current insurance documentation and an explanation of any state or local credentials applicable to the exact scope. Confirm names, dates, coverage, and who will perform the work rather than relying on a general website statement.

Put any warranty or remedy in the agreement

Do not assume a warranty, correction, repair, reimbursement, or satisfaction promise. If a provider offers one, the accepted quote should state its duration, covered result, exclusions, notice process, and remedy. Inspect the completed scope and promptly document any concern.

Understand what cleaning does not establish

Cleaning is not a roof inspection or repair and does not promise a fixed service-life extension, avoided replacement, permanent stain removal, plant survival, or health outcome. Suspected leaks, structural defects, failed coatings, or fragile roofing require the appropriate repair professional.
